Market Update - Fall 2016
Our local real estate market has been performing extremely well so far this year. We have seen buyer activity pick up this fall with September being a very busy month and activity continuing right through October.
Five West Island municipalities have posted sales increases of 5% or more compared to the same period last year and the median price of a single family home is up in 8 municipalities. We’ve certainly noticed a surge in activity this year compared to last year.
The Beaconsfield and Pointe-Claire markets have done particularly well, with median price increases of just over 7% compared to the same period last year, and compared to the median price increase for the entire Island of Montreal , which itself was up 4.3% over last year.
Continued low interest rates and foreign buyers seem to be helping drive the market in 2016; however, sweeping new government regulations may have a slight cooling effect as buyers with less than 20% cash down are being forced to qualify at the posted rate (currently 4.64%) as opposed to the actual rates that are in the neighbourhood of 2.5%. We will be seeing some shifts in the market as those with less cash to put down will be forced out of the market in some sectors or will need to lower their buying expectations.
Renovated, well-priced homes are still attracting multiple offers and/or selling very quickly – typical signs of a Seller’s market – while outdated or overpriced homes will often favour the buyers who still have plenty of inventory to choose from. We are also noticing some particularly brisk activity in the under $400,000 price ranges.
